Hurricane Irma Preparedness

This is a continuation from the blog, from Emerald Inspection Service. The perimeter especially. So lets begin.

If you have a generator for back up electric great. If it runs on gas make sure you have the generator outside and a good 30 feet from any window or door and have a plywood with sandbag area around the generator to protect it. Also if you are running extensions cords to the generator. Make sure you have a GFCI device on the extension cord.

Prior to the storm, remove all debris from the roof. Anything and clean the gutters, if you have them. All downspouts need to be clear and if you have extensions make sure the are pointing down hill. If water is overflowing from debris in the gutters and downspouts this will not help matters any.

Your refrigerator is the only thing that will hold temperature for food. After 4 hours and no power, we suggest to dispose of any milk products. Cheese, milk, etc. A lot of us probably have stocked up on beverages. I will personally tell you. Beer and alcohol can wait. We will toast together when the storm is over. As far as ice goes use it for the bare necessitates such as medicine, perishables that can be eaten in 24 hours. If you think of it, use small jugs and freeze before. The water when melted can be used for a variety of stuff and not just drinking.  Your bottled water use only for drinking and hygiene.

For people that have city water this may not apply so much as it does for folks on well water. Remember no electric, no water. Do not use bottle water to flush toilets or mix drinks with.  Get 5 gallon buckets to fill with water or rain water and reuse a gallon jug. Mark the jug halfway. It takes 1 1/2 gallons to flush a toilet for a #2 episode. Do not flush toilet paper or napkins in the toilet. Use a yard bag and keep a tie on it. I recommend for #1 episodes use the outside or a bucket and pour down the toilet. If you have a lot of people you may want to consider getting a 5 gallon bucket and place a yard bag in it. This may not be cozy. But its an emergency toilet. Get a top too.

Windows, we will not tell you how to secure a window with plywood. But, prior to any storm, check the windows. Make sure the caulking is tight. Screens should be secured. If they are loose remove them. Make sure all windows are locked tight and if you have blinds or curtains, close them during the storm. That is your only protection of glass without boarding them up.

When placing sand bags don’t just lay them on top of each other. Stack and step them. For example you may want a single layer, then double layer and triple layer to block the door. This is also a warning sign to let you know when and how the water is rising.

Lastly, any outside grills cover them. Cover the tanks for the propane too. Your lawn equipment you want in the garage and if possible drain the tanks and cover the engine with plastic. (If water gets in the tank you can easily remove it) Motorcycles, I would cover the cylinders if outside and if possible chain down.  And if the pool starts to overflow or its going to be major flooding, drain the pool partially. The pool will capture the water and it can drain. Also it will help with flooding.

Labor Day

We want to take this time to wish everyone a Happy Labor Day Holiday!

And we also wanted to share a tid bit about this holiday and what it means to others.

Labor Day, the first Monday in September, is a creation of the labor movement and is dedicated to the social and economic achievements of American workers. It constitutes a yearly national tribute to the contributions workers have made to the strength, prosperity, and well-being of our country.

Drainage

If you have been following our Facebook page  and tweets we wrote about moisture intrusion and drainage. A lot of leaks are due to poor drainage and or lack of maintenance.  So this weeks blog is about drainage on the home and how to help avoid the terrible effects of moisture intrusion. So lets begin.

With the rain season in Florida a lot of us experience areas on the home that get more rain water then others. Some of this maybe the landscaping and some is deterioration of somewhat on the home. Lets start with the roof. the flashing around vents is an actual maintenance item. Then you have the valleys which leaves and debris can be collected and will contribute to water getting in them. And then you have the gutter system. Having a gutter is great but if its undersized then you shouldn’t have any at all.

Alot of Florida homes don’t have gutters because they think that the rain is too heavy to capture. One foot of 5″ K-Style gutter holds 1.2 gallons of water. One foot of 6″ K-Style gutter holds 2.0 gallons of water. For commercial applications, box gutters, can be made in 7, or 8 inches or even larger custom sizes that hold even more water. So this is something to think about. But you are saying, I have good gutters. Now you may need to extend the downspouts. Something to think about is adding a French Drain to the foundation area so to divert the water away from the foundation. This is a major difference between the homes here and up north. A lot of homes with basements always have a sump pump for this reason.

And lastly our driveways and other areas is something to think about as well. Adding a channel drain is a good idea. And keeping an eye on the mulch and landscaping as you do not want the area to be sloped toward the foundation.

So with this in closing. Check with the local building department about re-capturing rain water. It can actually be reused for watering the lawn to even water for toilets. Being A Contractor

I hope everyone enjoyed their Independence Day Holiday. We enjoyed a few days off and got to catch up with friends and family. While coming back from the holiday we had a few appointments and it amazes me still how some people think they are a contractor. I wanted to share this blog with you. So lets begin.

While doing estimates in the Lutz and Land O Lakes, Florida area a few clients had called previous people for estimates. Some were we can start tomorrow. Some told my clients sure I can take that for you and then show up and the ladder does not reach the window. Come to find out these are just jobbers being recommended on social media. This actually makes me mad. We have companies out there that are completly legit and then the ones who operate sneaky.  Who is going to select a contractor that does not have correct references, license, insurances, and most of all proper tools. If saving a few dollars is one thing but is that jobber or handyman going to be there when stuff fails that they did. NO!  They will address it once, maybe then ignore you, run, hide, change their number or worst leave the state. Now you the consumer are stuck with a messed up job, out of money and hurt. a

The reason for this blog is 2 of our clients almost got scammed. We get it save some money but when you have a small bathroom remodel and the handyman or jobber says we can start tomorrow. I would run. This also concerned our client.

So, to all our followers and future clients make sure you ask the proper questions.

  1.  Do you have pictures and references of your work?
  2. How long in the trades?
  3. What is your schedule like?
  4. Do you have insurance and license and can you provide a copy?                            (this stops the handyman rip offs!)
  5. And lastly, what type of warranty do you provide?                                                          (by law 1 year. PHRR we provide 2 years)

So in closing do not get hoods-winked by people that think they are a contractor. Instead go with one that can properly answer the 5 basic questions to any client.

Drain Odors

First I want to say yes its been awhile since our last blog. The past few months have been crazy with work, but that’s good. So I promise we will be blogging again as we have before. This weeks blog is about drain odors.  Now you maybe thinking what? So with out further ado lets begin.

Ever walk into a home after coming back from vacation and smell like bad egg smell or musty odor. Ok, now what about if you just getting home from work and smell the same. Now lets add one more scenario to the equation. What about little flies in the drain. So below are going to be some tips and also what maybe causing it. This will apply either on septic or sewer type drains. The only difference is when placing cleaning agents you have to use a septic type cleaner.

Whether you leave for a week or so or you go to work and you come home and smell that drain smell we are all talking about its probably being caused by a few things. If you come home from work and been smelling it by chance you have food in the drain or downstream and partial blockage. This happens and really no alarm. Also this is a sign of what could be a back-up in the drain soon to happen. {Yes, just like our bodies our homes gives us symptoms too} So an easy fix is to get some hot water and citrus type cleaner. If you have a garbage disposal these things always get food under the turntable and will cause the smell too. So run for a good 10 minutes in each drain hot water with the cleaner. If you are on septic an approved type of drain sanitizer as well.

To explain a bit more what happens is that the drain walls collect food particles and stick to the sidewalls of the pipe. So this will produce that smell. Our piping just does that and it needs to be cleaned every so often. Now if you are getting flies, this usually comes from the septic system. Its good to place a drain cleaner approved for septic tanks. Also there maybe small food particles in the trap. Every 6 months its a good idea to remove them and clean them as well. (talking from experience)

Now as far as the smell from vacation cause the house being shut up for a week. Prior to leaving its a good idea to run hot water with a cleaner down the drain for 10 minutes. Then after the last use, some type of citrus type cleaner will help reduce the smell. The cleaner will be in the traps where the actual smell comes from. Then upon returning just flush the drains for a few minutes and poof no more smell.

Contract Planning

Ever wonder about the planning of what goes behind the construction project? Ever wonder why it takes so long at times to get special order items? Well this weeks blog hopefully will shed some light on these questions. So lets begin.

Lets say you want to do them small jobs before you have guests coming into town. Or you like to remodel that bathroom finally. So you have decided to call the local contractor but he is busy. Now you are like ugh. So from there you use a search engine and now you see hundreds of contractors and more search websites for contractors. Where to begin.

Look at the contractor’s websites and reviews. Some people will use Facebook. Some will use the Local Chamber of Commerce, or some will go just pick 3 that are local to them. So you call and let the contractor know the type of work you want done. Hopefully the 3 contractors you called will show up for the estimate. And you start by explaining to them the project at hand. For small jobs they could be a few hours to a couple of days. For the bathroom remodel a bit more. Either way you should get an estimate in about 3-4 days. Some take longer if there is special orders involved or multiple trades. But normally, no more then about 10 days.  Keep in mind you may not be the only client the contractor has proposals for.

So for the small jobs the contractor will prioritize of how they will do the work. If there are parts need to me ordered that will affect the start date. If there is outside work as well, weather needs to be considered. Then for the small jobs the work is started once the contractor has the materials. Sometimes the materials are delayed because the manufacture or supplier is out of stock. When this happens the process just took longer. Now the contractor is at will of the supplier, especially if it is a special order. So once the materials have arrived then the contractor will schedule with their client to perform the work.

But lets take the bathroom remodel. Sounds simple but you normally have 2 or 3 trades involved. If you are redoing a shower our client’s select and purchase the tile. And usually fixtures. Now the tile may take 14 days to get to the supplier. (oh boy) Then we have the plumber. The plumber needs to be notified about what they will be doing and want plenty of time. Again about 14 days. Then lets say the lighting needs to be changed, added or moved. The electrician comes to the project and again they probally like 14 day notice as well. So just from here the project may not start atleast 14 days out. But what if. Seriously the what if factor.

Now lets tell you how Pasco Home Remodeling & Repair will perform these tasks. The initial in home estimate is usually scheduled within 3 days from the initial call. Tad longer if near the weekend. Secondly, for small jobs our planning is simple. If there is materials that need special orders once we receive them a start date is then scheduled. This way we are only at your home once. The worst thing anybody wants is to have the contractor keep coming back. Also this will save you money and time too.

Now lets take the Bathroom Remodel. Normally, the clients want an estimate to see if its in their budget. Yes some contractors will be high and some low. Some may not do the job if it is under a certain amount do to their overhead.  So here is what we do that is tad different. We will figure the contract with the needed materials and trades. We work close with outher speciality trades as we have an understanding what their pricing is. (too a point) This will help the process. Once the estimate is approved from the client. We state. Get all the materials you are providing on site and then call us. Hey, this is your project. So pick the projects you are comfortable with, and not just the economical type. If its gonna take an extra week or so then so be it. Once you have all the materials on-site the contractor should make another visit to make sure all the materials will be proper for the job. (worst thing to happen is to be installing tile and not have another box because there is one box broken.)

Once this process is completed, then the contractor should schedule the other trades and begin the work. Now keep in mind unless the contractor has his own employees nothing is perfect. But normally the schedule should go from start to finish.  So as you can see from the day you start the I want to get stuff fixed around my home to completion it could take about 5 weeks of scheduling. But the wait will be worth the perfection of your new project.

Attic and Insulation

We are writing this blog about a way to save you money on your heating and cooling bills. When we think of our attics we think about  storage and maybe the unknown area of the home. But the attic is really a place for the house to breathe. So lets begin.

Back in the early days the attics were sealed off. The soffit was plywood and you had small vents to control. The area was just there. Then later on, as building technology came upon us, the attics were becoming a storage area. Some were becoming more additional rooms. But this was not helping with the transfer of heat or cool. In your attic, a lot of builders are using blown insulation instead of the traditional rolled insulation. Now, both will give you the same R value, but which is better.

The rolled type of insulation is your traditional kind and you can usually finish the attic with. The blown type to obtain the same R value you will need higher thickness, like 9″ of insulation through out the attic. Additionally the insulation has to stay pliable. Meaning you can not walk on it. Nor store items on top of it. The advantage of the blown type, it is a bit more economical then the rolled. (I prefer the rolled type as to finish off the attic.)

Now, lets talk about the remainder part of the attic. You have a ridge vent, maybe gable vents and your eaves. Its important to make sure that the vents are not clogged. Additionally, if you have a power vent or cyclone make sure the area is not full of debris. The other vents are important to allow the air flow from ground up. And yes it is normal for the attic to be over a 100 degrees in summer but allowing the other vents to be open it will help cool the home. Remember, you do not want to over insulate your home either. This will cause condensation and possible failure of other elements in the home.

Lastly, the insulation you choose, should be environmental friendly and I recommend that a pest deterrent be applied or is added to the insulation. Varmints will try to get in the attic someway and the insulation with the deterrent will help keep them out.

Self Closing Hinges

Today’s blog is about self closing hinges. When doing inspections on homes this little part is really almost forgotten. So in today’s blog we will discuss where you need them, why you should have them and what they are. So lets begin.

Self closing hinges are a hinge that is designed to be placed in the door where the original manufacture hinge was installed. There are many variations on the market, but for all intentional purposes you want the one that is approximately 3 1/2″ in height. When installing these type of hinges they normally fit into the existing mortised area. A tad bit of chiseling maybe needed near the edges.  Its extremely important to you the size of the existing hinge. Don’t try to by a 5 inch hinge to replace the 3 1/2″ hinge. It will not work.

So why do we have them? These type of hinges are designed mainly for doors that lead into the garage. The purpose of these is to close the door freely, as to not allow any carbon monoxide into the home.  So for example. Lets say you are coming home with the kids and groceries but have to run back out to get to a meeting. Its cold. So you pull in to greet your spouse at the door. Car is running in the garage. You are unloading back and forth with groceries and kids.  The door is open and you just now allowed the carbon monoxide to go into the home. Oh, you just set the CO2 alarm off too.  With these type of hinges the door should not be propped open. (states in the directions) And the door closing will assist to blocking a lot of the CO2 gas from the engine.

You may see these type of hinges on office areas in the home or a room that you may have valuables or guns.  For example, my home office has these type of hinges.

So in closing, these type of hinges are very economical to install and of course we can as well.  Most of them come in different finishes for example, stainless to black copper.  You can get these at the big box store as they are sold individually. Drapes and Blinds

I know this maybe an un-usual post from a carpenter contractor. But we actually get this request a lot. So lets start with why and what you should install and where. So lets begin.

Draperies and blinds can add value and comfort to any room. When remodeling adding these to your finished room will set the presence just as lighting sets the aviance.  Back in the day our moms would change the drapes with the seasons. The heavy rubber back for the winter and the lighter ones for summer. Then as time changes our windows improved. Here in Florida it still amazes me of builder grade metal windows from back in the day.

So, difference between blinds, drapes, or nothing. Nothing is not an option for privacy unless its a sun room. A lot of consumers like the curtains in the formal living room or dining room. Master bedrooms can go either way. As far as your offices and maybe study,  I definitely recommend placing drapes with a blind, because of the lighting. And we can go on and on with other rooms. The biggest thing is to select a drape or blind system that will incorporate the window with the room. Allow sun and view when wanted. And lastly, what will fit in your budget.

Pavers

Good Day Everyone and Happy New Year. Today’s blog is about Paver’s. Alot of homes have them. And just recently I had the opportunity to visit an apartment complex that the entire walk way for 12 buildings uses them. In the beginning when they first came popular it was great for a small walk way or patio. Now they have grown in popularity to an option instead of concrete. So lets begin.

Concrete Paver’s have definitely become a source for walks, patios, decorative ways for the landscape and just an alternative feature instead of concrete or a wood plank walk way. Paver’s have a lot of versatile functions and can be economical in certain purposes and then maybe the new walk instead of the traditional concrete or stone ideas.

Homeowners in general will use Paver’s as a do it yourself project for the new patio or walk way in the backyard. And yes its the norm instead of concrete. Now I am not trying to persuade anyone to go with concrete to Paver’s or stone or whatever, the purpose of an idea for your home is to make it unique and appealing to your liking. Yes, I have seen in Florida, California and Maryland many home owners will have Paver’s and one will have a wood patio or concrete deck or the opposite. One will have Paver’s patio and others concrete. And my favorite, concrete patio with Paver’s as a decorative feature with a walkway to the Gazebo. So as you can see there are many options. The cost is a different story. Doing a Paver’s area can be done as a d.i.y. Doing concrete not so much. The prep work is similar and similar in time. However, when you pour concrete you normally need a few skilled people compared to few neighbors to help with Paver’s. Then there is other factors that imply. For example, concrete is permanent and can be painted for decorative finishes. Paver’s, need to be sealed every so many years as concrete just clean. Again the selection is up to the homeowner.

But the one thing that Paver’s require is maintenance and care. If the prep work is not done right you will get weeds thru the joints. Also remember Paver’s are not solid. They move so occasionally they will shift and require new underlayment or need to be replaced due to cracking. This is actually minor. The biggest thing is sealing Paver’s every few years. Paver’s will stain and need to be cleaned and resealed. Alot of homeowners and some contractors will not think about this. Cleaning the Paver’s is not just using a power-washer and then spray some sealant down. Trust me this will not last and you will get a milky coat on them. The process is very unique and companies that take the time to explain the process and are certified are the ones you want to use. They have specialty equipment and will be experienced as well.

So, if you have Paver’s that have not been re-sealed in awhile you may want to look into this process. If you are thinking of the next project for the backyard consider your options. Happy New Year

As we close out 2016 and about to enter 2017. From our family to yours, we wish everyone a Safe and Prosperous Happy New Year. Painting

This weeks blog is about painting . As we get into colder temperatures a lot of home owners will be thinking about sprucing up a room like the dining room or even a complete home paint task. And yes this includes the outside painting. So, as we end 2016 and are just shy of 2017, we wanted to share some thoughts about painting.sash-brush  Also, I want to let everyone know this will be our last technical blog until 2017. So lets begin.

When you decide to select your contractor that is performing your painting project the first thing you need to ask is, have you done multi room colors. This requires the experts to shine. Then ask them how they cut in with different trim, do they use painters tape and my favorite what we do, ask them do they have a sash brush. A sash brush is the painters favorite. We use them all the time for cutting in corners, around windows and just that odd spot where you have 1 or 2 inches of wall next to the door. If they do not use one well you have your answer.  Today’s painters have really advanced with technology and how the industry has progressed. Originally, back in the day the painter would make the colors on site where as now you pick the color on a swatch. The original principles still apply whether its a professional contractor or a couple looking to spruce up the dining room themselves. If it is a professional ask if you can buy the paint. This will save you a bit a of money. But make sure you do not buy the $9.00 gallon of paint and expect the beauty of a customized paint job. And yes there are paint companies that have at retail $65.00 gallon paint. Unless our clients want that type of paint, we use a great grade of paint that will be durable and withstand the environment and look just as good.

So, lets say you decide to take on a bathroom or the dining room and want to paint. You will see blemishes from older paint streaks, nail holes, or just a bit of cracking of drywall that needs to be repaired. Even if you are going to place the pictures back in the same area. You will want the walls perfect. That picture with the new paint may look different at that area. So remove them hangars for the pictures. Do not cut corners, treat the walls to be perfect. Besides, there are newer style hangers to improve the picture hanging. And, those areas can be filled and corrected.  There is a lot of preparation before the actual brush or roller hits the wall or ceiling.

Now that you are ready to paint and selected the color you probably went to a box store or maybe a painting company store. Paints have different grades and sheen’s. Some use cute retail names like “Velvet Flat” reminds me of the 70’s when i was in grade school, or you have the typical Eggshell or Satin. Then you have oil base and latex or some know of alcohol base. And here is one, you have exterior and interior grade and different levels. It can be confusing like figuring the rubic’s cube.  But really it is not. I always suggest for living areas use an eggshell sheen. If it is an accent wall for a purpose, lets use a higher grade paint but flat sheen and lets consider the lighting. For bathroom and kitchens I suggest for the walls use an exterior grade paint and use a semi-gloss or at least a satin sheen for easy cleaning and steam. For ceilings apply flat paint but make sure its gonna be a color to reflect to absorb light. And finally the trim.For crown molding to show the detail we use high gloss sheen and sometimes for the baseboard trim.

So in closing, a simple paint task can be very complex. Every know and then it may pay to have an expert consultant to just assist you on the way. But bottom line the cost of a gallon of paint depends on what you want to do. We will be gladly to even help home owners with painting. For example taking care of them blemishes and nail holes. Drywall Finishing

Ever wonder why drywall compound takes longer to dry when other times it will dry quicker. This weeks blog is about finishing drywall to a paint-able finish. So, lets begin.

When drywall installers install drywall its important that the drywall is installed correctly. For example, you have finished edges from the factory that are beveled. You want the drywall to be perpendicular across the framing for more rigidness. And you want the drywall to be nailed or screwed every stud and every 12″ on the stud for ceiling joist. What you do not want is the drywall to be placed and not really tight as this will cause cracking in the compound and not adhere correctly.

When the finishers are applying the compound, they may use different types of drywall tape for the best application. For instance, if it is against the drywall that is existing, then you will have a cut edge and its best to use mesh drywall tape instead of paper tape. In the corners you will have papertape to cover the corner. There are other drywall finishing instruments as well depending upon the type of job but lets stick with these 2 for now. When finishing drywall its important that the edges meet up and are as flat as possible. In union school, I was taught, factory to factory and cut to cut edges. This usually applies to most applications. In remodeling most of the time.

Most of the times the drywall finisher will apply the tape and a good first coat to cover the tape. Most drywall finishing will need 2-3 coats depending upon the application. In some cases matching up to existing plaster for a small repair, it may need 4 to really feather it out. But when finishing drywall the real trick is applying just enough so the compound can dry evenly and at a normal rate. Some will leave heat on to help or place heaters in the rooms. Some have used De-humidifiers, some use an instant compound you mix on site. This is all great, but if the wall or ceiling temperatures are not at at least approximately 65-70 degrees then the drying times will be longer. I always recommend to keep the room at a comfortable range so that the drywall compound can dry smoothly. Adding extra heat or keeping the ac on can cause cracking and bubbling sometimes and will delay the process. And yes doing ceilings against the attic the compound may dry quicker due to the heat in the attic.

So in closing, the next drywall task you do whether its a small job or a complete remodel, make sure the room is comfy. Not too cold and not too hot. Make sure the finisher has experience in feathering joints. Ask them when they use a 6 inch knife compared to a 10 or 12 inch knife. And lastly, if you see big hunks of compound applied and its going to take a belt sander to finish stop them. The problems will arrise later on as the seasons change. Insulation

Good Morning Everyone. I hope everyone had a great Thanksgiving. This weeks blog is about adding insulation and when not too add insulation. So lets jump right on in and lets begin.

When you have your home, a lot of times the insulation in the walls and other places you may wonder is it enough? Some people have asked why aren’t all the walls insulated? Or my favorite is, can I put R-30 in my walls instead of R-13? We are going to answer them questions and more in today’s blog.

Insulation whether its in the attic, crawl space, walls or the bathroom wall needs to be the proper type. You can not have R-30 in an exterior wall. It just wont fit. And you do not want to buy R-13 insulation for the crawl space. Just a waist of money. Your exterior walls will normally be a faced insulation of R-13 or R-11. The attic will normally have un-faced insulation and will be R-49 type. And the crawl space will be R-30. When we are doing a remodel project for the bathroom we will usually install insulation on the bathroom interior walls. One reason is sound proofing but the main reason is to have the bathroom insulated for the colder months of the year.

Now you maybe asking what the “R” means with the insulation. The “R” means, An insulating material’s resistance to conductive heat flow is measured or rated in terms of its thermal resistance or R-value — the higher the R-value, the greater the insulating effectiveness. The R-value depends on the type of insulation, its thickness, and its density. When calculating the R-value of a multilayered installation, add the R-values of the individual layers. Installing more insulation in your home increases the R-value and the resistance to heat flow.

So, as you can see there are ways to add additional insulation as well. If you have an attic and maybe the insulation is a blown type and its flat. The insulation will not be effective to reduce the heat flow. You will want to add more. Below is a chart of the recommended type of insulation. This will help in determining the R value. One thing you do not want to do is over insulate. By doing so you will make the walls condensate on the interior and cause damage.

In closing there are types of insulation that are faced and un-faced. Some are organic and some have chemicals in the insulation. There is a type, celluloose which is a blown type. And then you have a new style which is organic, rockwool. When we are insulating we prefer the organic style insulation. Has no chemicals, easier to work with. We normally will use a faced type for exterior walls, and crawl space. And a unfaced type for the attic and other areas.

Drafty Windows

Hello everyone. This weeks blog is about drafty windows. No matter if you are up north or here in Florida we are in the season where we are opening our windows more. So I wanted to share some useful tips about windows & how you may save on that heat bill. So, lets begin.

It does not matter if you have double or single hung windows. If the glass is triple pane or the old lead style glass with the wood frames. Some of us still have a jalious style for the sun room. All windows will allow a small draft in and allow heat or air condition to escape out. Its just the nature of the business. Now don’t be alarmed. Its actually good that it does.

There are a lot of window manufactures out there that say they are energy efficient windows. Some even go to the point of saying we will reduce your energy bill or pay the difference. (I wish that guarantee was around when I was kid visiting family in winter in Western MD back in the 70’s) So lets really take a look at this. A lot of your windows today that are installed are vinyl or wood style framed. You see the metal style when its usually a builder with new homes. And yes there are many different styles from a bow to bay window. A single hung to a double hung. Then you have new construction, replacement and my favorite stucco windows. But not to get too in depth with the manufacturing  the windows in a home allow sun and heat in with a breeze and keep the bad elements out. But you still have a draft.

Well lets start that every window and frame is going to allow a small bit of heat or cold in and out. The one reason is because the framing and installation. The insulation in the framing pocket may have holes in them. Also, the window may not be perfectly level and plum in the opening. The window may have shifted just enough over the years because of usage. Vinyl windows will expand and contract slightly to allow this draft. Again this is good. Think about it. If the frame was all rigid and tight there wouldn’t be that small allowance when the sun expands it or the cold makes the vinyl contract. This is really the gap I am referring that is almost impossible to control. But there are other measures. The window hardware and exterior maintenance too.

The hardware in the window is mainly a balance system. Back in the old days it was a lead weight with rope. Now we have gotten away from that system and have a bit more economical approach. The balances work on weight. So for example the balance has to hold the window sash’s weight.  When this part fails, normally the upper sash starts to seep down. Or the lower sash may not close tightly. This will allow a gap in the window where you will feel the temperature difference. The exterior caulking needs to be maintained too. This will allow moisture to enter the framing area and also allow that heat or cold in.

So here is a quick check to see if the windows need a bit of maintenance. On a hot day feel around the drywall area of the window. If it feels overly warm there maybe some insulation that needs attention or the window may need to be realigned. If the window lock does not latch easily then the tracks may need cleaning or the hardware replaced. And if you see any kind of moisture stains (moisture intrusion) then their is a leak on the outside and maybe from the caulk.

Now in closing, yes replacing the old wood style single pane windows with triple pane low e glass will save you money on utilities. Just remember the cost to install too. Code Inspections

The blog is a few days early but wanted to share an experience about code inspections. The purpose of them and what could happen if you don’t get a permit.  So lets jump in.

When you are doing any type of major remodeling you should obtain a permit. A lot of municipalities will allow the home owners to be the general contractor or home owners can obtain a permit for like kitchen remodeling and other small renovations. Some municipalities will not allow home owners and unlicensed professionals to add new service for electrical, plumbing and or HVAC. So before starting the next remodeling project, check to see if you may need one with the local building department.

To start the local municipality will want permits for new fence, new air condition unit, siding, new windows, bathroom and kitchen remodeling. The reason behind this is because you may have multiple trades involved. For example, when Pasco Remodel, is contracted for a kitchen remodel you have us, probably an electrician and plumber. All aspects of this kitchen have to be fully operational for a final inspection. Think about it. Do you want the cabinets to be not level or the receptacles not energized properly when the contract is done.  Alot of people believe that once you obtain a permit, your taxes will go up due to improvements. This aspect isn’t true. Property taxes increase based on the area and improvements of the municipality. However, if you add an addition, yeah you added square footage to the home. So, you may have a slight increase based on the new square footage of the home compared to previous tax year.

Now, lets say you have the permit and are beginning the project. If its a contractor then they will have everything scheduled for this project. The other trades will have permits and additionally everything will be scheduled by the general or main contractor. This process is the easiest and runs smoothly. But, lets say the home owner is doing the work. OK, no biggy. But if the home owner does not schedule the contractors properly then the job can take months, instead of a few weeks. Also if the home owner is able to allow friends to help and they do not do the work properly and the inspections fail it is up to the home owner to correct the deficiencies performed by friends that are in the trades. This can become very expensive and time consuming. One reason is, the counter-top is waiting to template the counter-top then install it. They don’t want to wait manly because of any liabilities and also inventory.

So, now you may say, well we may need a bit of help to guide us. Home owners want to do the work as they take pride in the home. Contractors may be assigned a small part such as trim or tile installation and then they are completed that evolution. So whats the answer. Well this is how #PascoRemodel is different then other companies. First we can be a construction manager for the owner. Additonally, the owner is also a licensed home inspector in Florida and Maryland. Lastly, plans and review will want a blue print drawn. We can do that if we are the manager or consultant.

So in closing, we meet with home owners all the time that like to be part of the project. We will gladly assist in that phase. Or just be happy to install the trim and call it a day. So remember, before your next building project, consult with someone who is willing to work with you. A small fee for a consultant maybe better then having your place condemned if the work is not done properly.

Fall Project Planning

Good Day All! Well now that we are on the eve of 9-11, the storm Hermine and our 1 year anniversary. Lets get back to blogging. As you may had experienced with the tropical storm, some projects may need more attention now. September is the best month to start your project planning for the fall. A lot happens with weather and the seasons changing. So we wanted to share some helpful tips with you to keep in mind that the holiday season is going to be knocking on our back door. So lets begin.

The exterior of the home and yard is a great place to start. Look on the roof for debris and branches. Check your gutters as well. In the next few months we in the Florida area will still experience more storms. Drainage systems must be cleared all the time. While checking around the home, trim back the bushes and shrubbery. A great project may take about 18 inches of width around the stone and place stone as again to assist with drainage away from the home. And if you have a fence, now is the good time to check your fence posts and gates. During heavy rain and wind  these may become out of align.

Now for the interior. These items on any fall maintenance and project planning are always over looked. So we thought we would share. To start, check your all your screening. This includes your lanai or screen porch. Get these repaired as we are entering the fall and will be using more fresh air then a/c. Then clean all your window tracks of debris. During the storm you may had notice some moisture intrusion. This maybe why. Now lets take a look at your bathrooms and kitchen. Check all your caulking and grout. If the caulk does not look fresh, now is a great time to redo it. Ask your self, when is the last time your grout was sealed. Is the grout color turned or black. Again, this maybe a great time to redo this as well.  Lastly, as the cooler temperatures are among us. This is a great time for us to think about up grading insulation in the attic. And checking the drywall for any water stains that may have occurred.

So this may seem alot as far as what to do on your home. But it really is not. Make a list of items that you may see that need attention. If you a bit of help. Give us a call. Because of the storms and the holiday. We are enjoying our weekend. Like to wish everyone a Happy and Safe Labor Day.  However I wanted to share the originality of this holiday.

Labor Day was acknowledged and created for the work force for what they do to make our Country prosperous. The first Labor Day was celebrated in New York City and other cities around the US did the same. In 1894 Congress passed a law making the First Monday of September a legal holiday. It has been 1 year since we began. We originally started in Dade City Florida and then moved to Land O Lakes, Florida. Trim Moldings

Good Morning. Today’s blog is about trim. Now for a lot of us we usually think that trim is for decorative purposes. For the most part yes. However, trim molding services actually as a lot of other purposes that we may not know. The reason I am writing this, I had a friends son ask me about this in Tampa, Florida and figured wow, good one. So lets begin.

Trim molding for doors, windows, walls, and flooring have two main purposes. The first purpose is to cover the rough framing or gap as needed for that element. For example, If you have a window that has trim around the edge, it normally is covering the 2×4’s and insulation. Then it is sealed to prevent any bugs or drafts entering the home. This will be the same for trim around door frames, interior or exterior doors.  The second purpose of course as we all know is decorative. Especially, the box style ceiling or the picture frames.

Now lets talk about the trim you may see in a room say a dinning room. The trim placed there is strategically placed that dates back into history. Yes when you walk into a dinning room and see the trim it gives a presence of eye candy to make the room more charming and appealing. The crown molding when it was originally placed in homes was installed to cover the cracks that may appear in the upper corners from the old plaster. Also the trim was placed to help with house keeping. When the trim was originally painted they used oil base paint with a gloss sheen. This in turn helped with cleaning.

Now you have the baseboard trim and the floor trim. Yes both are different. The baseboard trim serves as a purpose to cover any gaps from the drywall when installed. Normally drywall is installed about a 1/2″ off the floor for leveling and if water gets on the floor. Also again, the trim is installed to assist cleaning to collect the dust and protect the walls from moving furniture and the good old vacuum cleaner. Then you have the floor trim. Alot of people do not use this term. Floor trim is the  1/4 round or shoe molding that goes on and is nailed to the baseboard. You only see this trim installed with hardwood or engineered flooring products. The purpose of this trim is only for covering the gaps because the floor product needs an expansion gap which the baseboard trim may or may not cover.

And to save the best for last and my favorite is the chair rail trim. Yes it is just for that. The trim is usually installed about 44 inches from the floor. It is not to cover the seam of the drywall at 48 inches.  As I stated early in the blog, your typical dinning room would have trim placed strategically areas for a reason. Chair rail molding is very dectorative and I feel gives any room, espeically the dinning room a sense of formal appeal. And yes, the trim is supposed to take a beating. Moving the chair and it may hit the trim.

Gutters

Sunday’s blog is about gutters. It seams that down here a lot of homes do not have gutters installed or are installed later. Gutters are the number one way to stop land erosion, flooding, and inconvenience. Additionally an improper gutter system is more defective then none at all. So lets begin about this theory of transferring rain water to a different location.

The main purpose of gutters is to direct the rain water off the roof and discharge to an area away from the foundation. This may sound simple. But if you have a gutter system installed and it is not the appropriate type you are wasting your money. For a typical residential home, a lot of gutters are 5 or 6 inch. The 6 inch gutter is definitely ideal for areas that get some rain but not a lot. 5 inch gutter I would recommend if you live Southern California or Arizona where the rain is very small amount. Living along the east coast like Florida, Maryland, Delaware there is a lot of precipitation that gets in the gutter. In certain states they work constantly from rain to snow. Here in Land O Lakes Florida the rain season constantly works the gutter. So you may ask what is the answer. Its easy.

If you have a gutter system installed it has to contour with the roof. For example you should not install a 5″ gutter on a church roof that is 12-12 pitch. Totally defeats the purpose because of the roof pitch. The gutters are over loaded. But for a single family home like in Clearwater Florida a 6 inch gutter may work for a single family home with a small pitch. Then you have the down spouts to discharge the water. Again, you do not want water going back toward the foundation. Why? Erosion, leaks, issues, and just a plain headache.

The best way to discharge water off the roof is to have the rain water discharge away from the property. Sounds easy but you do not want the rain water discharging in front the garage or your side entrance. Additionally, you can have a #frenchdrain installed as well for your gutter systems. So lets think about this. Do you want to have a system that does not work properly but say we have gutters. NO. If the pitch of the roof in #Florida is above 4-12 pitch then you need at least a 6 inch gutter. If not the water when it rains down here will defeat the purpose. A lot of manufactures will use a 7 inch gutter with a leaf guard so you do not need to clean anymore. This is good, but check other manufactures too.

The Toilet Operations

This weeks blog is about the commode. Ever wonder how it really works? Do you think its a science by itself or just by imagination everything goes together. What if it does not flush properly or the toilet rocks. The tank or the bowl. Do you know the difference. Did you know that the parts of the toilet assembly are very economical to replace and maybe done yourself. So lets talk about the commode or as some call it the porcelain king/queen.

Your typical toilet consist of the bowl and the tank. The bowl is the part that has the water and holds the seat. The tank is usually the part that has the mechanisms to operate the toilet. The bowl has a trap to flush the entities out into the sewer pipe. At the bottom of the bowl you have a flange which needs a wax ring to secure to the flange and prevent sewer gas coming from the sewer. The tank is the essential part of the appliance. In the tank you have a flush mechanism, a flapper with water fill tube and the handle. Under the tank connected to the bowl you have gaskets at various locations to seal the water. Then you have the water supply line.

{Some new tanks have items such as air tanks and different flush mechanisms that will depend on the need of the visit of the commode.}

The tank and bowl can be a very complicated process if you do not understand the process. For example, ever hear the toilet fill up in the middle of the night? Did you ever see small water behind the toilet and not know why? Or. All of sudden the toilet starts to rock, literally like in a rocking chair.. Wonder what causes this? This is caused by failure of the mechanisms and fasteners. The toilet that fills itself is due to the fact that the flapper needs replaced. The time you flush the toilet and the water takes forever is caused by the flush mechanism failing or the supply line has debris in the line. The water that seeps mysteriously is usually due to the gaskets in the tank, the supply line failing or condensation of the bowl. And if you ever see water on the floor when you flush, the wax ring has expired.  These are simple items that can be replaced at a very economical cost. We perform these a lot and still charge our clients a small amount.

But then is the biggy, the rocking of the commode. When this happens its usually 2 things. It maybe the fact that the tank is loose and you need new tank bolts. But if the entire commode rocks, its failure of the bowl bolts. The entire toilet has to be removed from the flange on the floor. A new wax ring is needed with bolts and the flange needs to be inspected. The flange can not have any cracked or missing areas. The bolts need to secure to the flange. If not you will not secure the toilet to the flange properly. Sometimes you have to replace the flange and this will need to be done by a licensed plumber.

So in closing, a leaky or rocky commode is an issue. Some maybe that small job or some you need to consult with a plumber. Differences Between Small Jobs & Handyman

I wanted to take this time to share the difference between what a contractor does when performing small jobs and the local handyman. There is a big difference. Now I am not taking anything away from people who perform odd or small jobs. They may have the experience or are retired. However, there are ones out there that are just not informed or trained properly. The blog this week will inform you the difference and what to ask when selecting someone to do a small job. So lets begin.

We get calls all the time to perform small jobs for clients. Just today we completed a variety of tasks for a property owner who is renting a small town home in Land O Lakes, Florida. The jobs were small and we itemized the billing so the owner knew what he was be billed for. At the end of the day, the renter stated that one bedroom door was not closing properly.  On the initial walk thru it was never mentioned about this. So in attempt to fix the door, we found that the door is a 32″ door and not a 30″ door which would had properly fit the frame. This is an example of a person not knowing the proper way to install doors. Also very un-professional for everybody.  We installed the new door and everything was fine. On something like this contract, the jobs were small and were done correctly. We made sure the renter was satisfied and if they had any questions. After our job is complete we warranty that contract for 2 years, not 1 year as required.  And yes  if there is issues, then we make sure its taken care of. Sometimes hardware fails. Sometimes humidity will play factors and we will have to plan the door down from winter to summer. No charge to the client.

Now lets talk about the local guy. Biggest question is to ask is the experience.. Like I said before, some are near retirement and just want some small jobs to keep busy. That is fine. But in the example above, would he had been able to install the door properly? Or would he cut about an inch off each side and try to make it fit. Another thing to ask people is license and insurance. And lastly, the local guy may not have a warranty. Will he come back if the caulk shrinks up on the tub? If the door swells will he plan it down that 1/16″ if need be?

So in closing, there are handyman that do small jobs but may not be properly experienced or reliable for that job. And there is contractors that do small jobs for clients and will stand by their work. So next time you are looking to hire someone, ask them. After all, the in home estimate is like a short interview. Both parties want to be a good fit for each other. Framing

I wanted to write this blog today about framing. When you look at structures the back bone of the structure is the framing. Whether its metal or wood. With out it you don’t have interior walls and the drywall is not going up. So lets talk about the good and bad jobs of framing.

When you are framing walls, they are usually 16 or 24 inches on center. Floor joists are normally 16 inches on center but can vary from 12 to 24 inches depending the application. And yes your roof trusses are 24 inches on center. Ok that is the basics that you learn as a carpenter the first day on the job.  But over time you learn more and more. I have been doing framing for over 20 years and I like to say I am still learning. But seriously. When a carpenter is framing out for interior walls, structural membranes or just furring strips for a room that is converted to a family room from the 3 season room. The framing membranes have to be straight, dry, not cracked or warped and also have to hold the weight of the item you are placing on the wall. Which means it has to be self supporting or attached with fasteners.

Alot of people think that they can take wood and put it up and call it framed. Not true. The true carpenter will know what to use and how to use certain hardware and how to use even the bad wood for certain items.  Now there is a difference from the true carpenter to just a novice. The novice may not take in consideration the extra prep work of framing the walls. Additionally, as odd as it may seem, using a level for framing walls is not correct. Plumb bobs and tape measure or laser levels.  Lastly, when a consumer wants something framed, they should asked have you done this type of work before. Framing a deck, stairs, or just a small wall. Also framing a wall with wood will not be perfectly level. Close but not perfect. The reason is because the wood will always be a 1/16″ different from each. Check it. The nominal measurement for a 2×4 is 1 5/8 x 3 5/8 but will vary.

So in closing, when framing out an area or hiring someone the quality control on the project of selecting the best framing members is essential. Installing them correctly is also essential because of one reason. With out them being plumb the drywall will not attach right and you will see imperfections.  And also the framers will take pride in building what you want correctly the first time.

Preserving Exterior Wood

Hello all. Well we are now officially into Summer. In the west central Florida area this means rain almost every day. Also, this means the time to take care of the outside projects as the heat will be upon us. This weeks blog is about preserving the exterior wood on your home and backyard.  As I mentioned earlier, the sun can be horrible this time of the year. So I wanted to discuss some easy low maintenance tips to help you out.

First, if you have any exterior wood on the home that has not been painted in the past 4-5 years, you may wanna start budgeting for this. The heat and the rain can cause many issues especially with wood decay, wood rot, and bring on little pests that destroy the wood.  Using an exterior primer for all wood is the key to long lasting preservation. The primer is a thinner sealant and can get into the pores of the wood to help maintain its life. Also, you may need to consider, sanding any loose paint and caulk from the areas prior to starting. Then your top coat of paint or stain needs to be long lasting. Do not go for the cheap budget paint. It won’t last. For a sharp appearance, I always use a top grade paint and usually gloss finish. The gloss finish helps with the sun and rain over time to keep the nice bright look.

Now lets talk about the wood around the landscape. We usually start repairing or installing new fencing, landscaping timbers, or just maintain what we have. With new wood for decks and fencing its important to let the wood acclimate to the climate before staining. I have found out using a sealer in the fall such as a clear coat works well. Then come back prior to summer and stain.  If you have existing wood, then now is the time to power-wash the area. Keep the grime and slime off. If you like the wood look then apply a clear coat stain. If the wood products are starting to show age, then now is the time to maybe apply a light color stain to start to hide the knots and wood decay. If your deck or fence is old and is really aged. A dark stain is the way to go.  This will definitely hide any defects or try too.

Moisture Intrusion

With the rain storm we are experiencing in Florida this week, I wanted to share about water leaks and what you can do to prevent and/or repair the area.

Water leaks are a mess, this we all know. It cost money, time, aggravation and most of all it can ruin some family heirlooms.  So you may noticed water getting in crevis and cracks that you never thought of.  So if you notice after the rain, the water getting in thru windows, maybe water stains on the drywall, or into the garage. Also, if you have a modular home the crawl space is very important to make sure that that area is dry. So, lets begin about this topic.

If you notice water getting in the windows when they are closed there is likely the window seals have expired or the window is not closing all the way. Some windows with the balances control the window to stay closed and used to keep up. The balances may need replacing, the tracks need cleaning, the caulking on the exterior needs to be re-done. This is just few examples of what is occurring. Now if the that is not the case, there is times where especially on modular/mobile homes the water gets behind the siding and can cause damage to the framing and drywall. If that is the case, then normally there is no flashing around the windows or moisture barrier on the sheathing.

So, with heavy rain, we also get roof leaks. If the shingles are about to expire and heavy rain is occurring  this will be a sign to replace the shingles. Additionally, the vents and the flashing on the roof may need to be re-tarred or replaced. Alot of times, with heavy rains, the drip edge and soffit is not secured to the home.

Lastly, we all will experience some water entering the garage. This can be prevented with either sand bags, a drain in front of the door, or the rubber seal not being dry rotted.  Also, gutters on homes will assist with land erosion around the foundation and diverting the water away from the foundation.  Making sure the gutters are not clogged is essential for this rain season.

Fascia & Siding Boards

Hello everyone. As we are approaching spring we maybe noticing some exterior repairs. Especially about siding and fascia boars. This weeks blog is about that. In addition we will mention about different products that maybe cost effective to help repair certain items. So lets begin.

Depending upon the architecture of the home, we all have different styles of houses. We may have the traditional thick stone or brick that is structural and went on to be a a facade. We may have vinyl or wood siding, very common in many areas. And then we have a new product that came on the market about 10 years or so and that’s a composite type. As industry and manufactures have changed with the time we also have vinyl trim products too. (Yes vinyl decking is from those manufactures) But lets talk about the composite and vinyl style products. Vinyl siding is very economical and is mostly used around the country. The composite has been coming around more and more. They are low maintenance and just as economical, until you have a repair. We have a contract in New Port Richey, Florida to repair/replace the siding that is a composite. The style can be very attractive to the home and economical too. However there are maintenance items that need to be adhered to because of the environment.

For example, a type of siding that is fiber cement siding with wood grain is 5/16″ thick. But it is brittle when installing. The top is more durable then other products. This type of siding may need to be painted in time as routine maintenance. The ends do need more attention. For example, there has to be spacers installed because of moisture and to secure the planking. Additionally, this type of product does not have an insulator like the vinyl products that can be applied too.

There are as well trim boards that are similar. A fiber cement board that is a 1×6 has to be installed to precise level. The best part, these boards aren’t as warped like a true 1×6 primed wood trim board. There are vinyl types as well but a bit more expensive.

So with repairing trim boards, I definitely recommend a composite style. This is because of the durability. The siding, well that is a homeowners preference. Project Planning For DIY

As we are approaching  Spring (in Florida it feels like it now), we probably have that small honey do list that keeps piling up. This maybe clean the gutters to some minor maintenance inside the home. With life and work and family sometimes its hard to focus on the home maintenance. Well today’s blog will help you get organized and hopefully complete them tasks. So lets begin.

When starting any project you need to have a check list. This list needs to include items for safety, materials, tools, and clean up. Some people when the start a project just rip in to it and then have 50 trips to #Home Depot or #Lowes. Or, when the project is underway, there maybe a side part of the project that is not seen and now maybe 3 projects are needing to be completed instead of 1. Below is going to be a simple check off list for the Big 4 elements of small home projects.

Safety

  • Always make sure that if you are working on any project that you have proper gloves, safety glasses, if need be a hard hat, proper work boots, and clothing. If you are working under a home in the crawl space you may want a hard hat because of the piping, beams and joists. You may want to think about wearing sandals if you are going to  cut the grass. These 2 examples are to put you in the frame of mind before starting a project.

Materials

  • When we are doing a project, lets be honest do we want to go to the box stores 3 or 4 times. NO. So when doing a project its important to make sure you have all the materials needed. Sometimes, I even buy more then needed and then the UN-used items I do return. So for example, lets say we are going to re-caulk the shower. On my material list, would be caulk, caulk gun, putty knife, safety glasses, razor knife, razor knife blades, scrubby to remove old debris,  and small trash bag. Now this maybe repetitive for safety, and tools. But if you don’t have these items, you will need to get them while picking up the caulk.

Tools

  • Tools is my favorite subject. When you are starting a project, you have to inspect the tools prior. The worst thing you want is not have the right tool for the right task. For example, If you are putting new locks on and want to add a dead bolt, the proper whole saw is 2 1/8″ and not 2 or 2 1/4″. The directions will tell you from the product what you need. This is critical. The wrong tool will (not may) but will make the job harder, longer and may even destroy the product you are working on.

Clean-Up

  • Clean-up is just as important to having the needed materials to the tools to wearing the correct PPE. Some materials when disposing of you may have to use special containers for that product. Also, with the debris from the task, I always like to have the debris in bags and set aside. This way you don’t have construction debris with regular house hold trash. For example, you may had to replace the razor blade in the razor knife to remove the caulk. So, if the debris was separately bagged, there is no chance that somebody can put there hand in the trash bag/can if they drop something and cut themselves on the blade.

These are some highlights of project management. But if you go by these 4 then it will help you to keep them trips down to the store, have the project go smoothly and be safe. Light Fixtures and Light Bulbs

This weeks blog is about light fixtures and light bulbs. Wanted to share some interesting information I found and why it seems the light bulb burns out quicker then it should. So lets begin.

Last week I was in Valrico Florida at a friends house and noticed few things about the light fixtures and the light bulb. Certain light fixtures actually do have a life span. The light fixture that may cost $6-20.00 at the retail box stores will probably last about 5 years. The reason being is the light socket itself. The light socket is of an economical grade then a light fixture that was about $50.00. Additionally, the economical light fixtures are not gonna last with steam and moisture in the home and the trim will start to tarnish and then corrode. Alot of newer style light fixtures come with insulation on the back with a foil to protect the light and ceiling or wall. This is because of heat and won’t leave a burn spot when you remove the light fixture. So if your light fixtures have some age on them and you are starting to notice the tarnish or the light bulb has to be replaced more then it should, it maybe time to replace the fixture.

Now lets talk about the light bulb. The world of the light bulb has changed in the past 10 years. Fluorescent tubes are made to have no mercury in them. We now have CFL’s,  LED’s and of course the standard style light bulb. So we all want to go green in someway. Save money, buy it once and be done with it. But referring to the other paragraph, you maybe replacing light bulbs quicker then they are lasting. There is a few reasons for this. If a house gets a power surge, that may cause the lights to burn out faster. But, a lot of times its a simpler fix. Lets start with the switch. The switch maybe near its extended life. Yes a switch that costs $0.98 at the retail box stores I would not trust. There are better quality switch and receptacles for a dollar or more that will not cause the the light bulb to end. Secondly, it could be the wiring. The connector may need tightening or replacing in the wall or at the light fixture. And lastly, the light fixture may need replacing.  Just like a lot of other components in the home, this is one item that we just forget about it. So, next time you replace that CFL and it last 6 months, it maybe time to think about why.

Water Damage

This weeks blog is about water damage and what to do if you have a flood or moisture intrusion. Water damage can be very costly and doing some preventive maintenance around the home can save you time, money and headaches of costly repairs. So, lets begin.

When we have a flood say maybe from an appliance in the kitchen or the toilet leaks water goes everywhere. The biggest thing to do is shut off any water supply and then get all the water up that you can. Next is to dry the area with fans. Now keep in mind that you want to try keep the area dry and a fan maybe need to run for a day or so. But if you start to see buckling or stains in the floor product, then you want to call a contractor immediately.

When having to remove the product due to water damage, then this may add some cost to your budget. But noticing it immediately, the contractor may save some of the floor, if possible. But now lets talk about some preventive maintenance measures that may help you identify if there is an issue and some tips.

First, did you know that any shut off valve should be replaced after 5 years of service. Yes that is true. Another tip, once a month it is a good idea to inspect the underside of cabinets for any moisture stains. A small drip noticing know from the drain pipe or valve will save you costly repairs down range. Its also a good idea to check the piping at the shower faucet. This is an area that is always over looked. Some of this can be done when you are doing the monthly major clean of your home.

So, you may say ok, great advice. But what about water entering the home from the exterior. These few good tips may help you as well. If you experience a heavy rain then it maybe advisable to enter the attic. Take a look around where there maybe vents or nails penetrating the sheathing. Wet spots will be noticeable immediately. Another area, check the exterior walls around the windows and doors. You may notice a small water stain that could be a minor re-caulk around the window. Or the gutters are clogged and water ran into the soffit.  Moisture intrusion will start immediately if there is a gap or hole. Small notices of this may not be seen for a while. But there are always a sign that this happened.

Floor Installations

This weeks blog is about having a floor installed. Not gonna talk about carpet but more on the topic of laminate, tile, and vinyl products. The flooring industry has really boomed within the few years. Alot of consumers are realizing that re-doing a floor will add value and beauty to your home. For example, the old white ceramic tile floor in the kitchen 10 years ago may not be the norm for today’s kitchen.  However, as a consumer or do it your self-er, there are a few things that everyone should know prior to having the floor installed.

The most important thing to remember, never stow your new flooring product in the garage. Always stow the floor product and if applicable the glue to product in the rooms that the new flooring will be installed. Always check the manufacture for stowing recommendations. Some products will need to acclimate 1-3 days to its new environment and some can come off the truck and be installed.

Secondly, if tile is being installed on the floor, its always best to check if the tile needs to be sealed prior to applying grout. Also on any concrete floor, any product manufacture will tell you if the concrete needs to sealed, primed, etc.

During the installation, its very important to check the final appearance of the product. Does the laminate flooring have any chips, does the tile have a scratch, or if the porcelain tile has a factory gloss finish, is it complete and not blotchy. Every manufacture will have acceptable variance standards. So make sure you do the double check as your installing the product. We do a few rows and step back to make sure there is no product issue. The worst thing you want is to complete a room and notice a defect in the finish in the middle of the room and can’t walk on the floor to replace it.

And lastly, upon completion of the floor you just installed or had installed. Make sure you understand the warranty and cleaning manufacture recommendations. Using some cleaning products that are off the shelf in big box stores may void the warranty due to a certain chemical that is in the cleaning product. Also some cleaning agents may discolor the grout, scratch the tile or cause product malfunction in the overall appearance or assembly of the product.

National Bathroom Safety Month

This weeks blog is about how January is National Bathroom Safety Month. I found this out from a publication for senior citizens that I accidently came across is  a coffee shop. I found this to be interesting. One because its in January, two preperations for remodeling this can take a month or 2 for planning and 3there are companies that not only specialize in this but are certified. I am certified for this. However, the technical name is “Aging In Place”.

So, you maybe asking. Ok how do I make my bathroom safer. Is it just for seniors. Or I am thinking about remodeling soon, tell me more. Ok, here goes.

Alot of times, when a person has a life changing event, they may need assistance in the bathroom using the shower or toilet. In this case, a contractor may need to install “grab bars” for assistance using these appliances. It may also mean having a seat installed in the stand up shower for easement of bathing as well. However, there are other means to make your bathroom a bit safer if not having a life event as mentioned. For example, tile floors can be very slippery when wet. Having a small bathmat in front of the tub or a rubber liner in the tub maybe an economical way to go just to avoid the slippage one day. However, you maybe saying. I am in perfect health and ok.

You may say, I intend to be in my home when I retire. Great. You may not be thinking of these items being installed. But, the contractor who looks to the future maybe. When remodeling a bathroom, its a big investment. So you want it done right, efficient, practical and long lasting. Nobody can predict what happens to us tomorrow. If that was the case we all would be hitting the lottery.  So this is where the contractor who has additional certifications shines brighter then the rest. When remodeling, during the demolition process for a very economical cost, the additional framing can be added. To place this additional framing is at a set code. So the grab bars and seats can be installed at a later date without the expense of re-remodeling whether that be in a week or 5 years after contract completion.

Lawn Maintenance

This weeks blog will be about lawn maintenance and repair. We aren’t blogging about how cut the grass but maintenance and the Christmas decorations and safety.

As a lot of us, we are all decorating the house with lights and other decorations. And as we are decorating now maybe the time to think about some upgrades or repairs to tighten up the lawn area. For example, the exterior receptacles making sure they are GFCI protected. The windows caulking is intact and not cracked or missing. The brick has mortar in place. Gutters may need some cleaning while placing the lights on the gutter. Shrubbery is trimmed approximately 36″ away from the house foundation. And lastly your mulch is pitched away from the home.

Wood Damage

This weeks blog will be about how people will know if they have wood damage to their homes and what to do when this occurs.

Alot of us will have some type of wood damage when they own a home. The very minor damage is when your fascia boards will be warped or sun burnt and will cause minor splitting and burn spots in the wood. Not a major thing but here in the Florida sun compared to Maryland winters the fascia will get more sun. This is an easy fix of either enclosing it with p.v.c. wrap or replacing. But now lets talk about the major framing in your home and the differences.

Your exterior of your home will get sun on most sides or is blocked by trees. The wood trim if not properly maintained and will eventually decay and deteriorate. When we look at wood rot, a lot of us think, #omg, termites. This is not true in a lot of cases. For example, wood rot will just decay and fall apart. If over years of neglect then it will be destroyed. This is also true for interior grade wood trim. The biggest part of wood rot is when the Dry rot is spread by spores which are present in most buildings. The minimum moisture content of timber for spore germination is 28–30% (lower than other rots), and the relative humidity must be in excess of 95%. Spores are resistant to desiccation and may still be viable for germination when they are several years old. Typically speaking the wood rot for relative humidity begins when lower then 35%.

So, you may now be asking, OK, my south-side of the home is shaded and the trim stays pretty much in tact, but my west side does get beat by the sun and can see fading more. What can I do? Well we can’t have our home on a rotating table. So, what I suggest is as time goes by on the sides of the sun and after the paint is not protecting the trim as much, replace it with a vinyl product or enclose the trim as time goes by. Alot of contractors will be like we can do this entire home for ????.. Not at Pasco Remodel. We want to be your contractor and keep within your budget. We will be more then glad to do the West Side of the home then come back in a year to do another side. Why, because we want to build relationships and not short big sales. Besides, another issue on your home may come up and we want to be that first call.

Now as far as wood damage with insects, these are caused by wood destroying organisms. Commonly known as termites or my favorite, #carpenter ants. Any wood eating bug will cause damage to the home. They will enter cavities in the home and get into the wood framing members. However, you will not know this until its too late. Alot of times its caused by moisture in the area of the home in one part or you may have some dead membranes and the bugs will go after them for ease to eat and tunnel. Mobile Home Remodeling

This weeks blog will be about Mobile Home Remodeling and the differences between mobile homes and stick built homes. In Florida, we are known as the mobile home capital. For example in Clearwater, New Port Richey, Hudson and Land O’ Lakes  Florida, that are full of these type of communities.

So, lets get started. A mobile home is a home brought in on a chassis. Some are normally single wide. There are a few that are double wide’s and there becomes a difference mobile homes and modular homes. For reference a modular home is still brought by truck but probably no landing gear and are more modernly built. I wanted to bring up that when remodeling on a modular/mobile home the key points to remember are small in detail but can save you headaches and hassles.

For example:

1. Most of your interior walls will be 2×3 walls instead of 2×4 walls.

2.  The decking is usually made of pressboard or o.s.b. instead of plywood.

3. All  your plumbing drains are P.V.C.

4. Your door lock hardware is different in characteristics and the “off the shelf” hardware at a local store will not fit properly the style of the door. This is for the metal doors and the inserts.

5. For double and triple wide trailers, there is a “Y” used for the ductwork. You will have this to allow the supply air for all ducts. If there is no air on one side of the home, this is the first place to check.

6. Your foundation is setting on concrete block piers. Its always a good idea every so often to check on them, to make sure they are not sinking. Also your ground straps should have tension on them and no corrosion.

7. Carports are usually metal pan roofs. These are a maintenance item and need to be re-coated every 8 years approximately.

So as you can see that there is differences in these homes. When working on a mobile home, double check the item you are replacing. It may look similar as you may see in the store, but a lot of times there is small differences. fall maintenance

Fall Maintenance

As we are approaching the autumn season, home owners will have the exterior maintenance tasks coming up. Now I know working in the yard or doing other projects is not priority during football season. However, did you know we have a free annual maintenance check list. Yes. We give this to home owners to help guide them along the way to keep up with these tasks.

For example, during the fall we have the raking of the leaves which everyone is used too. But did you think of your outside water faucet? Or what about checking around the foundation for potential leaks and cracks. While you are cleaning the leaves out of the gutters, that may be a great time to have gutter guards installed. Additionally, maybe inspect the roof and flashing around the vents. Did you ever think about the exterior lighting? Adding lights in the garden can help with the frost so it does not kill your vegetables. Also if you have a pond with fish or little fountain now is the time to clean that out before we head into winter.

Sample check list below:

1.Roof: Check the roof and around vents, skylights, and chimneys for leaks. Repair as necessary.

2. Attic: If there is no ridge vent, keep gable vents open year-round to ensure proper ventilation.

3. Gutters: Clean the gutters and drain pipes so leaves won’t clog them and be sure they drain away from the house. (Fall: In cold-climate areas) Drain outside faucets.

4. Fireplace: Clean the fireplace of ashes. (Fall) Check the chimney for loose or missing mortar. Have the chimney professionally cleaned. Make sure the damper closes tightly. (Spring) Leave the damper open for improved ventilation if the home is not air-conditioned.

5. Filters: Remember to clean or replace filters once a month, or as needed. Check and clean the dryer vent, air conditioner, stove hood, and room fans. Keep heating and cooling vents clean and free from furniture and draperies.

6. Safety Equipment: Ensure that all smoke detectors, carbon monoxide detectors, and fire extinguishers are in good working order. Replace batteries in appropriate devices as needed, or at least twice each year.

7. Air Conditioner: (Fall: In cold-climate areas) Remove window air-conditioners, or put weatherproof covers on them.

8. Refrigerator: Make sure your refrigerator door seals are airtight. Test them by closing the door over a dollar bill. If you can pull the bill out easily, the latch may need to be adjusted or the seal may need to be replaced. In addition, if you have a coil-back refrigerator, vacuum the coils at least twice each year. Your refrigerator will run more efficiently with clean coils. Also, stock up! A full refrigerator uses less energy than an empty one.

9. Faucets: Check for leaky faucets in the kitchen and bathroom(s). Replace washers as necessary.

10. Windows and Doors: Seal drafty doors and windows. If you added up all of the small cracks where heating and cooling escapes from a home, it would be the same as having a window open. Replace seals as needed.

11. Storm Windows and Screens: (Fall) Take down screens (if removable type) and replace with storm windows. (Spring) Remove, clean, and store storm windows (if removable). Check and patch all door and window screens. Put screens up (if removable type).

12. Siding and Paint: Look for cracks and holes in house siding or paint. Replace caulk if necessary. A carpet knife can work well for cutting away old caulking from house siding. Slice down alongside it from both directions with the hook-like blade, then use the knife to lift out the old caulk bead intact.

13. Check all baseboards and flooring with slab grade homes. This could be a sign of moisture intrustion.

14. Heating System: (Fall) Have the heating system serviced. Change filters.

Handyman Repairs

Have you ever wondered about the term “Handyman?” A handyman is typically a person that can dabble in alot of repairs. For example, they may have some knowledge of roofing, electrical, plumbing and minor carpentry.  They probably will do those odd exterior maintenance tasks such as power washing and raking leaves. However, is the handyman really handy or are they an oaf.

Depending upon your locality government in Florida, a lot of registered businesses are not handyman entrepreneurs. They are usually contractors and have a handyman division. Only one place in Florida, can you be a licensed handyman and that is Cape Coral Florida. Other counties may allow a handyman occupational license. This means “Joe The Handyman” is registered as a business for that county, for tax purposes. Not for the fact of being a licensed, registered company to perform repairs and alterations to a home. For example Pasco County, you can have a specialty contractor for carpentry. That license can be reciprocated to other counties such as Pinellas, Hernando, Citrus and Polk Counties. Or you can have a county Builder, GC or Residential Contractor or State Certified company. Either way depending upon how the business gets licensed and insured and bonded then they can perform the work, legally.

So, the next time you are looking to have company perform the a task in your home. Make sure they are properly licensed, insured, bonded and skilled to do that task. Ask for references. Any reputable company will provide an insurance certificate for you. And ask about the warranties. Remember if something does not sound right to you as the consumer, then it probably is not.

Moisture Intrusion

This weeks blog is about Moisture Intrusion and inspecting.  Since we are about to enter the rain season here in Tampa Florida this I felt would be a great source of information
Moisture intrusion can be the cause of building defects, as well as health ailments for the building’s occupants. Pasco Home Remodeling & Repair, LLC have an understanding of how moisture may enter a building, and where problem areas commonly occur. This is mainly true about older homes such as the ones along the beach area of Largo Florida.
Some common moisture-related problems include:
  • structural wood decay;
  • high indoor humidity and resulting condensation;
  • expansive soil, which may crack the foundation through changes in volume, or softened soil, which may lose its ability to support an overlying structure;
  • undermined foundations;
  • metal corrosion;
  • ice dams; and
  • mold growth.  Mold can only grow in the presence of high levels of moisture. People who suffer from the following conditions can be seriously (even fatally) harmed if exposed to elevated levels of airborne mold spores:
    • asthma;
    • allergies;
    • lung disease; and/or
    • compromised immune systems.

Note:  People who do not suffer from these ailments may still be harmed by elevated levels of airborne mold spores.

How does moisture get into the house?

Moisture or water vapor moves into a house in the following ways:

  • air infiltration. Air movement accounts for more than 98% of all water vapor movement in building cavities. Air naturally moves from high-pressure areas to lower ones by the easiest path possible, such as a hole or crack in the building envelope. Moisture transfer by air currents is very fast (in the range of several hundred cubic feet of air per minute). Replacement air will infiltrate through the building envelope unless unintended air paths are carefully and permanently sealed;
  • by diffusion through building material. Most building materials slow moisture diffusion, to a large degree, although they never stop it completely;
  • leaks from roof;
  • plumbing leaks;
  • flooding, which can be caused by seepage from runoff or rising groundwater; it may be seasonal or catastrophic; and
  • human activities, including bathing, cooking, dish-washing and washing clothes. Indoor plants, too, may be a significant source of high levels of humidity.
Climate Zones
 
In the northern U.S., moisture vapor problems are driven primarily by high indoor relative humidity levels, combined with low outdoor temperatures during the winter. In the southern U.S. (especially the southeast), the problem is largely driven by high outdoor humidity and low indoor temperatures during summer months. Mixed climates are exposed to both conditions and can experience both types of problems. Humid climates, in general, will be more of a problem than dry climates. Wind-driven rain is the main cause of leaks through the building envelope.

Inspectors can check for moisture intrusion in the following areas:

Roofs

A roof leak may lead to the growth of visible mold colonies in the attic that can grow unnoticed. Roof penetrations increase the likelihood of water leaks due to failed gaskets, sealants and flashing. The number of roof penetrations may be reduced by a variety of technologies and strategies, including:

  • consolidation of vent stacks below the roof;
  • exhaust fan caps routed through walls instead of the roof;
  • high-efficiency combustion appliances, which can be sidewall-vented;
  • electrically powered H.V.A.C. equipment and hot water heaters that do not require flue; and
  • adequate flashing. Oftentimes, inspectors discover missing, incorrectly installed or corroded flashing pipes.

Plumbing

  • Distribution pipes and plumbing fixtures can be the source of large amounts of moisture intrusion. If the wall is moist and/or discolored, then moisture damage is already in progress. Most plumbing is hidden in the walls, so serious problems can begin unnoticed.
  • One of the most important means of moisture management in the bathroom is the exhaust fan. A non-functioning exhaust fan overloads the bathroom with damp air. If the exhaust fan doesn’t turn on automatically when the bathroom is in use, consider recommending switching the wiring or switch. The lack of an exhaust fan should be called out in the inspection report. The fan should vent into the exterior, not into the attic.
  • The bathroom sink, in particular, is a common source of moisture intrusion and damage. Although overflow drains can prevent the spillage of water onto the floor, they can become corroded and allow water to enter the cabinet.
  • Use a moisture meter to check for elevated moisture levels in the sub-floor around the toilet and tub.
  • Bathroom windows need to perform properly in a wide range of humidity and temperature conditions. Check to see if there are any obvious breaks in the weatherstripping and seals. Are there are stains or flaking on the painted surfaces?
  • Check showers and bathtubs. Is the caulking is cracked, stiff or loose in spots? Are there cracked tiles or missing grout that may channel water to vulnerable areas? If some water remains in the bathtub after draining, it may be a warning sign of possible structural weakening and settlement in the floor beneath the tub.

Utility Room

  • The water heater tank should be clean and rust-free.
  • The area around the water softener tank should be clean and dry.
  • Check that all through-the-wall penetrations for fuel lines, ducts, and electrical systems of heating system are well-sealed. All ducts should be clean and dust-free. Inspect the air supply registers in the house for dust accumulation.
  • Filters, supply lines, exterior wall penetrations, vents, duct work and drainage of the cooling system must all be in good working order to avoid moisture problems.

Attic

  • Look for stains or discolorations at all roof penetrations. Chimneys, plumbing vents and skylight wells are common places where moisture may pass through the roof. Any such locations must be inspected for wetness, a musty smell and/or visible signs of mold.
  • Are there areas of the insulation that appear unusually thin?
  • Rust or corrosion around recessed lights are signs of a potential electrical hazard.
Foundations

Model building codes typically require damp-proofing of foundation walls. The damp-proofing shall be applied from the top of the footing to the finished grade. Parging of foundation walls should be damp-proofed in one of the following ways:
  • bituminous coating;
  • 3 pounds per square yard of acrylic modified cement;
  • 1/8-inch coat of surface-bonding cement; or
  • any material permitted for water-proofing.
In summary, moisture can enter a building in a number of different ways. High levels of moisture can cause building defects and health ailments.

Well after about a month or so, we have been approved for our new trade name. Pasco Home Remodeling & Repair will be the dba for GK Construction Company, LLC in Florida.
